Spirit of the Place

Love of the land and passion for wine. Everything begins from here: from tending the promising and rugged land of the Maremma and from the desire to explore all of its potential. It is a project conceived of over twenty years ago, when owner Stefano Sincini promised himself he would one day produce his own label. Today, this is a reality that extends over 20 hectares, a commercial farm near Montalcino, renowned for its wines and charming complex of buildings once part of an old farm.

It is an outfit that nurtures a strong connection to the spirit of the region: it retains the character of an authentic, intimate place.

The Superior Apartments

The superior rooms are characterized by a great attention to details and care for the interior design although slightly less spacious than the suites.

They also allow the guests to enjoy the wonderful views of the hills surrounding the estate.

The four central buildings of the estate house several suites, each complete with a lounge and terrace.

The view from the rooms is breathtaking. The beauty of the Maremma countryside surrounds the buildings, up to the edge of the pool and offers views of the hills and vineyards as far as the eye can see.

The interior design is an invitation to travel. Unique pieces collected by the owner during his travels all over the world decorate the suites in a fresh, simple and elegant way giving maximum comfort and style.

The suites living room provides just the right setting to relax in absolute peace and quiet, while the large terrace overlooking the hills and vineyards ensures you get the best of your holiday in the Tuscan countryside.

The Solarium

This Maremma villa provides its guests with a beautifully sited pool, solarium, lounge chairs and umbrellas: all the essentials to enjoy your stay to the utmost while sharing a relaxing spot that mirrors the beauty of the surroundings.

The Restaurant

Each morning you are invited to enjoy a hearty breakfast in the dining room located above the wine cellar: the house specialties are prepared with healthy and wholesome ingredients.

Half-board and full-board are also available if desired. Euros 25,00 for either lunch or dinner (excluding wine).

The villa is Eco-friendly

From the design of the interior to the cultivation methods, everything has been planned according to ecologically sustainable construction and agriculture principles. For example: the bedrooms are electro smog-free meaning there aren't any electromagnetic fields emitted from unused electrical circuits. And the interiors have been weatherproofed using green and eco-friendly building materials.

The roofs were built to allow air to circulate and so maintain the ideal interior temperature: the roofs were entirely insulated using recycled cork.

Solar panels located above the wine making shop produce hot water.

Wine and olives are cultivated with environmental, low impact techniques that, once we have a better understanding of the dynamics of the land and the region, will permit us to achieve “Organic Farm” status.

Internet Access

Internet access is available at a daily rate of Euros 5.

The Rates

The villa includes ten apartments with master bedroom, bathroom, lounge, and terrace, all of which are equipped with a small refrigerator, sofa bed, TV, and hairdryer.

From mid April to mid October

The rates include breakfast, use of the pool equipped with lounge chairs and parasols, final cleaning and, in the case of a weeklong stay, a midweek cleaning.

Children under 6 years of age stay free.

Minimum stay 3 nights.

Deposits are non-refundable.

The owners of the villa are happy to provide directions and details for arriving by car, train or air (Roma, Firenze or Pisa airports), information about the wine and olive oil produced on the estate, and about the many wonderful places to visit nearby, including Florence, Siena and Rome which are within easy reach.
