If you are looking for vacation apartments in Tuscany then this page is for those of you who love the beach: Maremma Tuscany apartments along the beautiful coast of the Golfo di Follonica with sparkling turquose and emerald green waters, golden sands and gorgeous views of the Island of Elba.

Before we moved into our house in Maremma we bridged the gap between living in our old home and our new by staying in a number of new build apartments by the beach in Pratoranieri, Follonica.

They were all apartments that I have since recommended without hestitation to family and friends.

The agency that manages them is a family-run team and over the years since we have gotten to know them well as our family have visited and rented apartments in the the same spot.

Now, writing this guide to Maremma, I am in a position to share them with you as well.

Maremma vacation apartments in Tuscany by the seaside

Pratoranieri

Pratoranieri is (in my opinion) by far the best part of the seaside town of Follonica.

The centre of Follonica is full of shops and bars etc and is where the "raggazzi" (youngsters) and families will take their "passeggiata" of an afternoon and early evening. But if you walk for ten minutes north along the pedestrianised seafront you enter Pratoranieri - it is impossible to see where one ends and the other begins - where the atmosphere is so much more relaxed with a wide open seafront walkway with cycling path, parasoled "bagni" interspersed with areas of public beach, bars with great sunset views over the Isola d'Elba and holiday accommodation apartments, houses, campsites and vacation villages.

And importantly, year on year, Pratoranieri beach has been awarded the blue Bandiere flag for cleanliness and water quality.

There is even an apartment directly on the beach - its not a new build like the ones above and its condition is best described as "well worn" - but if you literally want to open your door in the morning and step directly on to the sands or sit watching the sunset over the Isola d'Elba with you feet in the sand and your glass of wine on your window sill then this one may be for you... Friends of mine rent it together each year and love it as it has a large sun room that opens straight onto the beach from which their kids can freely go onto and return from the beach. Three bedrooms. Reference 91G.

2012 Prices

As with all of the Tuscany coast apartments in Maremma, in July and August of each year - the height of the summer season - the prices for these apartments peak to multiples of of their spring and late summer prices. But in September when the crowds have all gone prices start at Euros 350 for two weeks. With some of them sleeping six or seven people that works out at between Euros 3 and Euros 4 a day per person for a self-catering apartment within feet of a Tuscany the beach and a sun terrace etc!

They are also available for one weeks stay - from a Saturday to a Saturday, which is often impossible to obtain during the high season.

The prices are all inclusive of water, gas and electricity. A final cleaning fee is payable if you don't opt to clean the apartment yourself before you leave. The final cleaning price varies, but to give you an idea it is Euros 65,00 for a three "vani" (room) apartment. Leave the apartment clean and tidied for the next guests and you can save yourself the fee.
